My aunt has got a piece of property that she is willing to sell me. I do not know much about buying and selling property.
She is blind and kinda sick. She also has a "trail home." She hoards. Things are stacked so high that there is literal a trail you have to follow to get from room to room. I don't think she will be able to find it before she looses it for past taxes.
If she can't find the deed, is there an agency she can contact to get a copy of her deed? Or are you SOL if you loose your deed?
She in danger of loosing it for unpaid taxes and she needs the money. She has till March 20th to pay back taxes and she doesn't even know how much she owes. She paid last years taxes but only half of 2004.
It would be a good opportunity for my wife and I to buy it to build our equity.

Most towns have a registry of deeds. It's usually required that any changes to a deed get recorded there... But a lot can depend on the state and town laws.

Do you know how I would go about finding out who? I live in Southern Utah. My aunt lives in Northern Utah. The property is in Northern Arizona (Beaver Damn) which is Mohave County.

Check the county the property is in. Call their office and ask.

The Mohave County Recorder's Office should be able to provide a copy of the deed. They would also obviously be involved in any transfer of the deed. They should also be able to provide the amount of back taxes owed (which can help you to know how much to expect to be paying in taxes).

And hurry it up. Or you could find the property already foreclosed on for taxes by the 21st. Property tax boards are usually filled with crooks just drooling for an opportunity to sell any decent otherwise-unencumbered property to their friends for pennies-on-the-dollar in an unpublicized "cash on the court house steps" auction.
